We can arrange for an EPC to do be carried out on your property at a very competitive price. EPCs are required every 10 years.

Gas Safety Checks

For rental properties gas safety checks are lawfully required to be done annually. Although not a requirement of law for selling your house, buyers will sometimes request the vendor to arrange a gas safety check.

Inventories include high quality pictures, written lists and detailed videos. Inventories are included at no extra cost if you opt for the fully managed package.

Independent Mortgage Broker

We can introduce you to independent mortgage brokers who have access to the whole market of lenders. Many mortgage brokers are not independent and this is an important difference as these brokers only have access to a certain group of lenders and so the mortgage they advice may not necessarily be the best one out there for you. We work along side particular conveyancers regularly. We can introduce you to them for the works required on your behalf during s sale whether you are the seller or the buyer. We usually recommend particular conveyancers that we work with regularly as we have a good working relationship with them and often find the process runs a lot more smoothly which equals less stress for all those involved.

Nil Deposit Scheme

Through this scheme it is possible for us/you to let out a property to tenants with no deposit. This opens up your property to wider range of prospective tenants who may not have ample savings for, or may be put off by large deposits. For this scheme the tenant would simply pay the insurance broker one weeks rent plus VAT. Instead of a deposit the broker covers your property up to the equivalent of 6 weeks rent. Another advantage of this is, if a dispute arises over the condition the property is left in, the insurance company will pay out in 14 days, which is substantially quicker in comparison to a dispute through a tenancy deposit scheme.


We can offer a range of nil excess rent guarantee and legal service policies which are designed to provide cover when the worst happens, for example when a tenant defaults on rent and/or breaches the tenancy agreement. These policies are designed to ensure that no matter what happens, you the landlord still get paid rent monthly until vacant possession has been achieved. This is particularly handy if there is a mortgage and you rely on the rent to pay this.

Our broker can arrange competitive quotations for building insurance for your rental property or even for your whole portfolio.

Our broker can also arrange landlord insurance quotations. Landlord insurance differs to building insurance in that it generally covers events that cause loss of rental income, damage or theft in your property due to tenants.

Our broker will give you quotations for content insurance to cover your belongings in case of accidental damage to the property as your landlord’s insurance will not cover your belongings.
